Why do I need a property manager?

Unless a property owner (whether a developer, investor, or a renter)  has enough time to resolve daily tenancy and maintenance issues, a property manager, with communication skills and technical knowledge, will be able to resolve or avoid problems much more quickly, effectively and economically. Property managers always save you time and money, while adding value to your property. Their tasks and responsibilities include setting and collecting rent, dealing with tax and insurance issues, handling maintenance requests, filling vacant units and potentially setting the budget for the property.

Property managers often take care of property that real estate investors either do not live near or do not wish to personally manage. A property manager can be one person or an entire management company, depending on the needs of the owner like MDAICReal, a global real estate development, investment and management platform with experienced specialists and advanced resource in maintenance and repairs, saving you time, money and anxiety.

Do I have to sign a fixed term contract with you?

Yes, this contract allows to effectly offer you a first-class landlord service outlining all the benefit in managing your property and ensuring ongoing tenancy. Generally, in this contract states all the schedule and unschedule technical tasks and maintenance services that prevent unexpected damages and keep the property in excellent condition and status.

How do I receive rental payment?

The Agreement is always procided with your bank details, where electronic payment shall be automatically and regularly made on a monthly basis. This payment is always automatically made to your indicated banks account by the 1st to-the 5th working day of each month, as stated in the Property Management Agreement (PMA) with you.

What does MDAICReal do if a tenant fails to pay their rent?

This does not affect you in any way. Your rental payments are guaranteed and must be paid as stated in the Property Management Agreement without delay.

How often can I inspect my property?

You are always welcome to inspect your property every six month with the MDAICReal's expert or agent to prevent the violation of the privacy of the tenant. A period of six-month visit is always reasonable and acceptable. These term shall also be indicated in the Property Management Agreement. Usually, most of our landlords leave us to do this, trusting us to undertake regular inspections. Every inspection of the Property is always recorded in the Property Technical Book (PTB), where all damages incurred by the tenant shall be repaired and paid from the Tenant deposite. 

How to plan repairs and maintenances in the property with a tenant?

When we meet your tenant, we issue an Information Welcome pack and we make sure they know how to contact us. We show them how to contact us, if they are online, or by telephone. We explain to them the sort of things that might need repairing over time. We report to you and discuss any emergency or essential repair work immediately or notify you about minor repairs to be done in time to avoid possible future deterioration.

What happens if I decide to sell my property?

You should contact the Headquarters of MDAICReal Global Real Estate Platform  in Czechia / EU and inform us inform us as soon as you decide to sell your property. MDAICreal will make different offers to you. We may buy off your property immediately or list your property on mdaglobalrealestate.com sale platform for sale in the global market within a period of 1-6 months.

What happens if I want to move back in myself?

You must give us Three (3) months’ notice to find another property for the tenant.

What happens if I just want the current tenant out?

This depends on the reason for wanting to evict the tenant. We undertake tenant mediation on your behalf and will help in any way we can, including regular liaison with the local authority and, if necessary, requesting the local authority to find alternative accommodation. In any case, an alternative accommodation or property that shall meet the needs and requirements of the tenant must be always found before immediate eviction. We at MDAICReal have always for all the tenants alternative properties that always meet their needs, making sure that both parties (hereinafter referred to as the tenant and the landloard) are always happy and satisfied from any unexpected unpleasant event that may occur.
