The land is located in the center of Ičići just 60 m from the sea. By urbanistic planinng the land meant for building hotel is 75% and 25 % is for apartments. Plots are bounded from the south-eastern side with Opatija-Lovran-Pula road, and on the north-east and north-west sides with the local asphalt road. The parcels contain twelve buildings, of which eleven are not in use. Post office, grocery store, restaurants, and other facilities are within easy reach of the parcels.

The land is located the first row to the sea in the popular tourist destination. The land area is 21.824 m2 from which 2.400 m2 is protected green area. By urbanistic planning the land is marked as T1 zone, the land meant for building a hotel with at least 75% hotel accommodation units and 25 % apartment ones. The resort should have 4* hotel with 230 hotel rooms and 4* villas apartments with 63 accommodation units with 567 total beds and a variety of other facilities organized in the different zones. By the project the resort totals a gross developed indoor area of 25.334,20 m2 from which 19.029,50 m2 is meant for a hotel in Hotel Zone (82,74m2 per accommodation unit), which is the area above ground, whereas the total area with underground garage is 22.997,00 m2 and there are additional 6.304,70 m2 of indoor area above ground for villas apartments. The future investor can build the project and operate the hotel or sell the whole project. A partial sale of the project is not permitted by the local authorities, because the hotel is designed to operate fully for its purpose because of its location. The complete feasibility study with financial analysis for the project was made and is available on request. The parcels contain twelve buildings, of which eleven are not in use. The post office, grocery store, restaurants, and other facilities are within easy reach of the parcels.
